HomeLet’s specialist referencing department perform a multitude of checks including adverse credit history, undisclosed addresses, bank validation, financial checks, and landlord references to provide an objective assessment. Additionally, there are some extra features with HomeLet’s references, including:

  • CIFAS checks - By directly checking the national fraud database, they detect applications where an applicant has either previously committed fraud or has a confirmed case of committed fraud against them.
  • A check against HomeLet’s own Default Database. This system highlights whether a tenant may have failed to pay their rent in the past.

You’ll also receive:

  • Monthly rent paid for up to a maximum value equivalent to 15 months, or until vacant possession (whichever is sooner).
  • 50% of the monthly rent paid for up to 2 months after vacant possession has been obtained.

Up to £100,000 of legal expenses covered

Property Management

With all the legislative changes over recent years, it is vitally important that you entrust your property with a qualified, competent agent. We are members of Safeagent and have Client Money Protection with Propertymark. With us as your managing agent you will have free legal advice for everything associated with your tenancy agreement and we work with approved contractors ensuring maintenance is carried out competently and professionally.

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Equivalent to one month’s rent

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves.

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
